Shops at Plymouth Creek, Plymouth, MN. This was a redevelopment of a closed industrial building in the heart of Plymouth’s commercial corridor. A Lowe’s Home Improvement Warehouse anchors the shopping center. Ozark’s primary duties were related to overall land planning and infrastructure development. The project is open and operating at 100% capacity. Challenges included regional water quality basins, rain gardens for protection of adjacent wetlands, wetland mitigation and site amenities as required by the City of Plymouth.

Lowe’s of Liberty, MO. Liberty was a large City redevelopment project in the area known as the triangle (I-35, Hwy 152 and Hwy 291) that included a seven million dollar Tax Increment Finance component. The overall development was centered around the Lowe’s Home Improvement Warehouse, but included future retail development in the surrounding area. Ozark completed overall planning and development plans for the infrastructure. Challenges included wetlands, large regional detention basin, and bio swales to help protect the wetland mitigation.

The Shoppes at Hawk Ridge, Lake Saint Louis, MO. Ozark Civil Engineering master-planned The Shoppes at Hawk Ridge, a 120-acre retail center in an upscale planned community. The project called for an aesthetically pleasing end product to include streetscapes, decorative pavements, and architectural upgrades. This was generated by Ozark Civil’s development of the ordinances for the Planned Unit Development. Ozark Civil also completed the infrastructure for the project consisting of more than 8,000 LF of public sanitary sewer; 10,000 LF of public water lines; and 9,973 LF of public roadway. Our company completed the engineering, design and permitting for more than 478,000 SF of the total 800,000 SF of retail space within the development.

Lowe’s of Hutto, TX. This project consisted of providing site construction drawings and specifications as well as overall project management for the construction of a 170,000 square foot Lowe’s facility on 12.63 acres. The project was part of the Hutto Town Center development located on approximately 44 acres and consisting of approximately 335,000 square feet of retail and office space upon final completion of all phases. Ozark Civil Engineering was responsible for site design, sanitary sewer, storm sewer, utilities, permitting, and landscaping for the Lowe’s tract. Our firm provided project coordination for various site challenges, including electrical transmission line relocation, off-site drainage improvements, and state DOT highway improvements.

The Metcalf Village Shops, Overland Park, KS.  The project is a mixed used project with commercial, office and residential components.  Ozark’s primary duties have been related to the commercial center area and overall land planning.  Project is currently underway through the City of Overland Park’s zoning and preliminary site plan process.  Challenges included regional sanitary lift station, wetlands, neighborhood visibility and off-site road improvements.
